However, they may not consider unique features or specific market areas, school districts, or conditions that could impact a property’s value fully nor do they know the overall condition or upgrades.
On the other hand, a professional appraisal is performed by a licensed appraiser who physically inspects the property, considers local market trends, recent sales data, and other factors. Appraisers follow specific guidelines and standards set by the Appraisal Foundation, ensuring an unbiased and accurate assessment. Appraisals are generally more comprehensive and detailed than Zestimates, taking into account specific property attributes and local market conditions.
For legal purposes, like divorce or property disputes, a professional appraisal is typically
required and holds more weight in court than a Zestimate. Appraisals provide official
documentation and are conducted by trained professionals who are knowledgeable about the local market and have expertise in property valuation.
Zillow’s Zestimates can be a helpful starting point for estimating a property’s value for some property types, they should not be considered as a substitute for a professional appraisal. Appraisals provide a more accurate and reliable valuation, especially in situations where legal or financial matters are involved.
